1. Removal of internal doors
If your new space is thermally efficient enough for you to be able to remove internal doors and open into the house, it will be classed as an extension of ‘habitable space’ and therefore will add to the official footprint of the house, automatically adding value to your home.  

If you choose more of a ‘conservatory style’ using predominantly glass your new space may not be thermally efficient enough to remove internal doors and the building may add less value to your home. Building Regulations will determine if you can remove internal doors based on the thermal efficiency of the room and any other energy efficient enhancements you add to the rest of the house.

A typical conservatory will add £5-£10k to your home according to the Royal Institute of Chartered Surveyors, but an extension (when internal doors are removed) could add up to 10% of your total home value.

2. Natural Light
If you choose to remove internal doors and build an extension the best way to add the most value is to ensure you new room is flooded with natural light. Traditionally built extensions with solid roofs can make the rest of the house seem dark if there is not enough glass in the roof. A bright extension with lots of natural light will add 7-10% to the value of your home, but a traditional darker extension will add only 5% according to the Estate Agent Survey.
