Investing in a high-quality home improvement not only allows you to enjoy your home in a new way, it could also prove to be a deal breaker when it comes to putting your house on the market. Potential buyers are always seeking a memorable and eye-catching feature in a property they are looking at, so it’s important to choose a design that offers more to attract potential buyers.

Adding space to your home can add value to it, but if you’re looking to invest your money wisely, it’s important to consider how you can maximise the return on your investment. This article will help you make a good investment decision.

Our range of conservatories, orangeries, house extensions and replacement roofs, offer a standard of quality that is sure to add value and appeal value to any home. However, how much value you add to your home will depend on two factors.

Orangery Installation

1. Removal of internal doors
If your new space is thermally efficient enough for you to be able to remove internal doors and open into the house, it will be classed as an extension of ‘habitable space’ and therefore will add to the official footprint of the house, automatically adding value to your home.

If you choose more of a ‘conservatory style’ using predominantly glass your new space may not be thermally efficient enough to remove internal doors and the building may add less value to your home. Building Regulations will determine if you can remove internal doors based on the thermal efficiency of the room and any other energy efficient enhancements you add to the rest of the house.

A typical conservatory will add £5-£10k to your home according to the Royal Institute of Chartered Surveyors, but an extension (when internal doors are removed) could add up to 10% of your total home value.

2. Natural Light
If you choose to remove internal doors and build an extension the best way to add the most value is to ensure you new room is flooded with natural light. Traditionally built extensions with solid roofs can make the rest of the house seem dark if there is not enough glass in the roof. A bright extension with lots of natural light will add 7-10% to the value of your home, but a traditional darker extension will add only 5% according to the Estate Agent Survey.

Ultraframe systems are designed to be both thermally efficient and flood your new room with lots of natural light and so made possible by leading manufacturing techniques and premium standard materials. This means that you’ll be able to enjoy all their benefits for many years and be able to unlock more value in your home when you come to sell.  Also, due to the flexibility and professionalism of our Ultra Installers, you’ll be able to bring value to your home no matter its size or style. Our specialists will be able to accommodate everything from new builds to heritage homes, offering you a new addition that will fit perfectly as it is based on your exact specifications.

Bringing value to your home is made easy with our wide range of options. If you’re looking for a solid roof, both Livinroof and Ultraroof have integrated glass panels for lots of natural light and have the lowest U-Values on the market for Building Regulation approval.   If you want to enjoy a degree of luxury you can choose one of our high-performance orangeries.

If you have been using your conservatory, orangery or extension over a period of time, it’s important to be conscious of a number of things when it comes to selling up. One of these is the internal decoration, as it can play a big role in first impressions. It’s recommended to avoid carpets or wood dyes because they can fade over time.

You should also consider the location of your new addition, as south facing conservatories are more often than not a stronger selling point. Naturally, it is important to take into account the views of your property when you're considering this factor, so it really is based on what suits you the best. Just imagine what you would prefer if you were looking to buy your home again.
